Social Tenant Access to Information Requirements (STAIRs): new rights for residents

At Railway Housing Association we're committed to being open and transparent with our residents, and new government rules called Social Tenant Access to Information Requirements (STAIRs) will help make this even easier.

STAIRs is a new set of rules that gives housing residents, and share owners who have not purchased 100% of their home, better access to information about their landlord and the services they provide.

From 1 October 2026, housing associations will be required to publish more information about how they operate, how money is spent, and how services are performing.

Our draft policy and document directory, which explains your rights, how to make a review request, and what information may be available is now on our website and is subject to approval by our Resident Committee on 6th November 2026.

From 1 April 2027, residents will also be able to request information about the management of their home and housing services, with landlords normally expected to respond within 30 days.

At Railway Housing Association, we welcome these changes. We believe residents should have easy access to information about their homes and the services they receive, and we're working with our Resident Committee to make sure the information you need is clear, meaningful and easy to find.

Further information on STAIRs is available on the Housing Ombudsman website www.housing-ombudsman.org.uk/home/social-tenant-access-to-information-requirements/

If you have any questions about STAIRs or would like information in a different format, please contact our resident hub on 0800 028 7428 who will be happy to help.
